Before one stud goes up, we investigate: efflorescence on the walls, past flooding, grading outside, gutters, sump pump health. St. Louis clay soil moves and Midwest storms don't negotiate. If there's a water problem, we fix the water problem first — finishing a wet basement is just gift-wrapping a swamp.
Bedrooms need egress windows (code says a human must be able to climb out — we agree with code on this one). Furnace and water heater need service clearance, ceilings need height, and permits get pulled where required. We handle the paperwork. College made us good at forms; we hate it, but we're good at it.
Walls framed with a gap off the foundation and pressure-treated bottom plates on the slab — wood that touches concrete without treatment is wood that's planning its own funeral. Everything plumb, straight, and laid out so drywall lands on center like it was born there.
Rigid foam against foundation walls (fiberglass alone against concrete is a moisture sponge — hard pass), then framed walls, wiring for outlets, lighting, and the 47 HDMI runs your theater deserves. Ductwork extended so the space actually heats and cools instead of being “the cold room with a couch.”
Moisture-resistant board where it counts, drop ceiling or drywall depending on how much access you want to pipes above. Flooring is LVP over a subfloor system nine times out of ten — warm underfoot, and if the sump ever loses a fight, it survives.
Wet bar plumbing, cabinet run, mini-fridge alcove, LED strips set to whatever color the playoffs require. Final punch list, final clean, first movie night. We recommend something with explosions to test the subwoofer honestly.
